Marlborough council advances Campus at Marlborough zoning, refers 90-unit Ames Street permit
MARLBOROUGH — April 6, 2026 — Marlborough council opens hearing on quadrupling Campus at Marlborough housing cap to 400 units. Greatland Realty Partners, represented by Attorney Paul Momnie, asked the City Council on Monday to raise the Results Way Mixed Use Overlay District Subdistrict 2 residential cap from 100 to 400 units alongside 200,000 square feet of new commercial. Greatland's Terry McEachern projected "$1.6 million" in net new annual taxes, 23 school-aged children at full build-out, and a 1,500-trip daily reduction versus an all-commercial plan. Ward 4 Councilor Kathleen D. Robey noted the housing would be by-right under the overlay; At-Large Councilor Mark A. Oram pushed back, saying the site was meant "to draw in commercial industrial." Separately, the council voted 10-0 to refer a 90-unit Ames Street special permit to the solicitor after Urban Affairs amended mitigation to $50,000 for sidewalks, $90,000 for Richer Elementary School, and $90,000 for the fire station. Ward 1 Councilor Mark A. Vital announced Ward 7 Councilor Matthew Sargent had been called to active duty.
